#TakeOver: 10708 Willowfern Drive SE, Calgary, AB

This Home was stunning and I was stunned it hadn't sold after 107 days on the market with another Real Estate company. The biggest challenge with TakeOver listings is that the market has already seen them so often times we need to appeal to a new market, or create our own. In this case the sellers had moved out, so we had a big, vacant house to deal with, one door in from the main road (Acadia Drive) and as the leaves started to fall off the trees the noise from main road was more obvious. 

We discussed with the seller a pricing strategy and decided to keep it at the last listing price the previous agent had tried ($819,900), we all recognized it was a touch high for the market but anted to give it a try.

Our first step was to have out photographer come in and make a big, empty house feel, cozy and appeal to a family. Next we had the home professionally measured, buyers want to be confident in what they are buying and many home buyers still look at homes fro a per SqFt basis. Next were our gorgeous 4-page brochures (standard in our home marketing plan), an open house schedule, private showings and FaceBook campaign.

After 6 week or so we reduced or asking price to $785,000 (this was a mutually agreed upon price and timeline) and sold for 96% of our asking price with an 8 days possession.
