#TakeOver: 28 Westmount Way, Okotoks, AB

This house backing onto the Tucker Parkway path system was stunning; 2562 SqFt, gorgeous finishings and an incredible view...it sat on the market for 69 days with another Real Estate company without a sale until we got our chance. We started by re-evaluating the pricing strategy looking at what had sold in the past 69 days and determined that the home was overpriced by about 5%; that's a lot. It can be hard for sellers to hear the truth about values but it's our job and I find in the long run our honesty + our intimate knowledge of the market works out for the best for our clients. 

Once pricing was out of the way we tackled marketing. Takeover listings are a challenge as they have already been exposed to the market, it is our job to showcase them in a different light and attract a buyer who may have not looked at the property previously. Anyone who has talked with me about Real Estate knows I always pay close attention to 'what we can't build' in the case of 28 Westmount the view was spectacular so we focused our attention on this (the previous agent had used a very nice but somewhat generic front of the house picture as the 'hero shot.'

From there it was just hard work. We actually received competing offers (both below the asking price), we accepted one which fell apart within 48 hours of acceptance. Luckily we had built a pretty good rapport with offer #2 and they came back to the table. After a little inspection hiccup (a leaky hot water tank) we had a firm sale in 25 days with a 10 day possession.
