Residential condo tower part of new Mount Royal Village development

A $120-million, 34-storey condo will be part of the ongoing multi-million dollar mixed-use redevelopment of Mount Royal Village.

Vancouver-based Embassy BOSA will build 223 upscale residences in The Royal tower in partnership with First Capital Realty. The project will include 90,000 square feet of retail and office space anchored by a high-end grocery store.

An extension of the existing Mount Royal Village, it will be located between 8th and 9th Streets S.W. along 16th Avenue.

“This is a game-changer,” said Brian Kozak, executive vice-president for Western Canada for First Capital Realty. “This will completely revitalize the retail in this area and create a focal point in the community.”

Kozak said construction is to start in February, with completion in about two years.

“We are very excited to be working with First Capital on a project that will contribute to the incredible energy and culture that is evident throughout the area,” said Embassy BOSA president Ryan Bosa. The company also has plans for a residential development at Currie Barracks, in addition to its East Village projects.

Mount Royal Village was built in 1979. First Capital Realty bought the building in late 2011. Redevelopment of the building should be completed by early 2015.

Mount Royal Village will be home to GoodLife Fitness, new restaurant space and possibly a furniture retailer.
